Ten future urban areas along Metro Line 1
Ho Chi Minh City orients housing development along the metro as "killing two birds with one stone" - both meeting housing needs and creating an abundant source of visitors to use this vehicle. There is a plan to develop new urban areas along the Hanoi highway with high population density and synchronous technical and social infrastructure.
The Department of Planning and Architecture has submitted The content stated in the draft regulation on the management of urban architecture in Ho Chi Minh City to the City People's Committee. It is consulted widely on developing ten urban areas running along Metro Line 1. Accordingly, urban areas along urban highways (level 1) with external traffic functions connect Ho Chi Minh City with the Northeast urban areas in the Southern critical economic region and public transport axes - Metro station No. 1.
Ho Chi Minh City has planned functional urban areas around metro station No. 1 Ben Thanh - Suoi Tien to achieve the above goal. The entire area is within 11 wards of Thu Duc city, and the starting point is Saigon Bridge, the end of the route is the National Historical and Cultural Park with a length of 14.83 km and an area of more than 577 hectares; divided into ten zones and ranked from A to L located around Metro stations No. 1, in Thu Duc City, including:
1. Zone A - Thao Dien (Thao Dien ward):
ZoneA - Thao Dien (Thao Dien ward) is more than 37 hectares wide, has a population of 12,700 people, and has a maximum floor height of 35. This is a multi-functional center area of the Thao Dien residential area; organize station square and metro station support services.
Compared to other areas, Thao Dien possesses a beautiful and prime location when located right in front of Hanoi Highway - the most critical traffic axis in this area. This arterial axis is also prominent with the metro elevated railway line No. 1 Ben Thanh - Suoi Tien coming into operation at the end of next year. Currently, Thao Dien is an area that gathers many apartment projects in the luxury segment. In Thao Dien, there are about 15 luxury apartment projects with tens of thousands of apartments, attracting many people in business and foreigners to live and work.

Zone B - An Phu (An Phu ward) is more than 71 hectares, has a population of 22,200 people, and has a maximum floor height of 40. This is a modern, large-scale, synchronous multi-functional center of the North of Hanoi Highway area.
Not inferior to the Thao Dien area, the An Phu area has the significant advantage of being located at the intersection of Hanoi Highway and Mai Chi Tho. This area currently has a large land fund. There are still no high-rise projects. Located about 2km from Rach Chiec Bridge is a series of mega-urban areas such as Saigon Sports City or Saigon New City and Nam Rach Chiec urban area.

4. Zone D - Phuoc Long (Truong Tho ward)
Zone D - Phuoc Long (Truong Tho ward) is 127 hectares wide, has a population of 24,900 people, and has a maximum floor of 45. This urban reconstruction area is based on relocating warehouses, yards, and factories. This area is oriented to build a city-sized economic center.
This urban area covers the entire land of Ha Tien Cement Factory and the existing IDC port area. Along with that, Zone D is also in the construction planning of Thu Duc City. Ho Chi Minh City has identified the Truong Tho urban area as the nucleus of the new city.
According to observation, the cement plant's land has been relocated and partly cleared to hand over to investors to implement the project. This is considered the most favorable area of Thu Duc City today, with a series of apartment projects under construction.

5. Zone E - Binh Thai (Truong Tho ward):
Zone E - Binh Thai (Truong Tho ward) is 82 hectares wide, has a population of 2,500 people, maximum floor height of 26. This is a critical intersection area of Hanoi Highway and ring road No. 1. Urban organization ensures less impact on traffic.
Here, Thu Duc City is planning to invest in overpasses and underpasses at the Binh Thai intersection with a total investment of 2,000 billion VND. Some investors such as Hung Thinh, Thu Duc House, C.T Group, and Him Lam Land... have recently invested in developing high-class apartment projects along this route.

6. Zone F - Thu Duc (Binh Tho ward):
Zone F - Thu Duc (Binh Tho ward) is 38 hectares wide, has a population of 6,000 people, maximum floor height of 20. This is the central area of the old Thu Duc district, with many residential areas built synchronously in terms of infrastructure, preserving the morphology of the University Village area.
Thanks to the great advantage that universities are concentrated here, although not as busy as in other areas, several new apartment projects have been located along the front of Vo Van Ngan street in the past three years. In front of Hanoi Highway, most of the administrative offices of Thu Duc district (old) and public land do not have many high-rise buildings.

7. Zone H - Hi-tech (Linh Trung ward):
Zone H - Hi-tech (Linh Trung ward) is 42.11 hectares wide, 1.5km long along Hanoi Highway, with a maximum population of 5,649 people and a maximum height of 25 floors. This is a modern, multi-functional urban area centred around a metro station, connecting and supporting the development of the Hi-Tech Park.
According to research, the price of houses here is currently about 70-150 million VND / m2 in the alleys that can be accessed by car, and right in front of Hanoi Highway is relatively high. The locations at the metro station are approximately 200 - 500 million/m2.

8. Zone K - Suoi Tien (Tan Phu ward):
Zone K - Suoi Tien (Tan Phu ward) is 40 hectares wide, with a population of nearly 900 people and a maximum height of 15. These urban areas are planned to encourage the development of multi-functional works capacity. High-rise housing area around the station within 200-400 m. The station square area is intended to develop pedestrian streets, parking lots, and parks to serve the people.

This area will form a multi-functional development cluster to meet passengers' and residents' commercial and service activities.
Since metro line 1 is about to be built, real estate projects on both sides of Hanoi Highway have sprung up like mushrooms after the rain. When this key metro line is gradually being completed, many projects have begun to be handed over to customers or are under construction. Zone G - The only urban area outside Metro station No. 1 (Hiep Phu ward) is more than 32 hectares wide, the length along the Hanoi Highway is 1.3km, the population of 4,762 people, and the maximum floor height of 20. This is an existing urban area where the facades of townhouses will be renovated, combining several new construction multi-functional areas with medium-high floors. In the future, Zone G will plan to renovate the face of townhouses with regulations on high floors, setbacks and billboards.
According to the Department of Planning and Architecture, along Metro Line 1, The large land fund has the potential to be developed into multi-functional and specialized service centers. This area also has several natural landscapes and significant cultural and historical works that must be preserved and promoted. As the first metro project in Ho Chi Minh City, Metro No. 1 has a total investment of more than 43,700 billion VND. The route is 20 km long from Ben Thanh (District 1) to Long Binh depot (Thu Duc City), including three underground and 11 elevated stations.
